What is the Advancing Black Homeownership Community Fund?

An independent Twin Cities program (supported by Twin Cities Habitat for Humanity and the Minnesota Homeownership Center) offering eligible first-time buyers up to 20% of the purchase price — capped at $45,000 — as a 0% interest loan with no monthly payments. I’m not eligible for the ABH Fund. What else is there?

Plenty. The statewide First-Generation Community DPA Fund (up to $32,000, forgivable over 5 years), Minnesota Housing down payment loans, county and city programs, and low-down-payment loan types (FHA 3.5%, conventional 3%, VA/USDA 0%). Mapping your personal list is exactly what Tiaira does.

Do assistance programs make my offer weaker?

Handled correctly, no. The key is having approvals lined up before you shop, so your financing timeline matches a normal purchase. That sequencing is Tiaira’s job.

Credit & money

What credit score do I need?

Programs span the spectrum: FHA from 580, conventional from around 620, with better pricing as scores rise. If you’re below the line today, you get a plan — not a rejection. Visit our credit education hub for the full picture.

How much do I need saved?

Often far less than you think. Between assistance funds and low-down-payment programs, many eligible buyers bring a small fraction of the "20%" myth. The honest answer is personal — which is what the free conversation is for.

Will one conversation affect my credit?

No. Talking, planning, and even most program mapping happens with no credit pull. A hard inquiry only happens when you’re ready for pre-approval — and its impact is small and temporary.
